In Washington County, Utah, the conversation around home shopping is changing: buyers have room to ask for more.

A buyers market is taking shape where housing inventory gives shoppers more choices and sellers more competition.

That shift is especially clear in nearby Hurricane, a fast-growing community between St. George and Zion National Park.

During the spring selling season, homes there were less likely to fetch above their asking price, and many sold below it.

For households watching every dollar, that means an offer no longer has to feel like a desperate race.

Several St. George ZIP codes also showed buyer-friendly conditions, though the picture can vary from one neighborhood to the next.

Sellers, meanwhile, may need to rethink an ambitious asking price or offer concessions to keep a promising buyer engaged.

But a buyers market is not the same thing as a cheap market.

Median home prices in Hurricane remained above half a million dollars in the second quarter of 2026, putting ownership beyond many household budgets.

St. George buyers face the same basic math: a lower offer helps, but monthly payments still depend on financing, insurance and taxes.

That gap between negotiating power and genuine affordability is the story local families cannot afford to miss.

A buyer might ask for help with closing costs or consider a home that needs work, but neither choice replaces a careful budget.

For homeowners preparing to sell, the message is less about panic than preparation.

Realistic pricing, clean presentation and flexibility can matter more when shoppers have alternatives a short drive away.

Buyers should compare recent sales and available listings in the area they want, rather than assume every street offers the same deal.

For now, more housing inventory gives prospective owners a welcome chance to slow down and make a thoughtful choice.

The real test of this buyers market will be whether that breathing room brings median home prices closer to what local wages can support.

My cousin has been trying to buy in St George for over a year. Sending her this right now. Maybe she can finally get somewhere.

kb_dixieHope it helps her. Tell her to look at the specific ZIP codes though, it really does vary street by street from what I've seen.

Still waiting for prices to actually reflect what people here make. Breathing room is nice but we need real affordability.

Comparing recent sales before making an offer is honestly just common sense but so many people skip that step completely.

Tim AshbyYou would be surprised. My brother made an offer last year without even checking what the house down the street sold for. Cost him.

As a seller right now I can confirm buyers are asking for a lot more concessions than before. You have to be flexible or they walk.

Carolyn PetersenThat matches what I'm hearing too. Buyers are asking for closing cost help, repairs, the works. Market really has shifted.

Hurricane growing so fast between St George and Zion. Kind of wild how much that town has changed in five years.

nate_b87I moved there in 2018 and honestly barely recognize some parts of it now. The growth is something else.

Good tips about looking at homes that need work. We did that in 2019 and it was the best decision we ever made.

A buyers market does not mean much when interest rates are still where they are. Monthly payment is brutal regardless.

I live in Hurricane and there are definitely more for sale signs up than I remember seeing before. Feels different this summer.

tina_hurricane_utSame over here. I counted like four new listings just on my block this month. Definitely more options than there were last year.

What are local wages even averaging right now compared to that 500k median. That gap has to be huge.

Sellers need to hear this. My neighbor listed way too high and it sat for months. Price it right from the start.

Brenda FifeMonths on market is such a red flag and sellers still seem surprised by it. Pricing right from day one saves everyone a headache.

St George zip codes vary so much street to street. Our neighborhood still moves fast. Depends where you are looking.

The Zion corridor has been insane for years. Nice to see things cooling off even a little bit.

We just bought in Hurricane last month and did get the seller to cover closing costs. Would not have happened a year ago for sure.

Half a million is still not affordable lol. Buyers market or not that math does not work on a teacher salary.

sandi_stgRight? A buyers market just means you might pay $490k instead of $520k. Still completely out of reach for most people who actually grew up here.

Finally some good news for buyers out here. Been watching prices in Hurricane for two years and it never felt like the right time.

Dave T.Two years is a long time to wait. Did you end up buying or are you still on the sidelines? Curious what finally made it feel right.
