Excitement is building in St. George as the new Costco at 4700 S. Desert Color Parkway prepares to open its doors. While the grand opening is slated for March 13, the gas station is already operational, offering residents a convenient fueling option.
This second Costco location spans approximately 160,000 square feet, making it larger than the existing store on N. 3050 East. The new warehouse features nearly 800 parking stalls and a five-lane fueling station with 15 pumps, accommodating 30 vehicles simultaneously.
This expansion aims to meet the needs of Washington County's growing population, which has surpassed 200,000 residents and is projected to double by 2060.
The Desert Color community, where the new Costco is situated, is a master-planned development emphasizing connectivity, community, and sustainability. Spanning 3,350 acres east of I-15, Desert Color offers a blend of residential, commercial, and recreational spaces. Recent additions include a new trail network conducive to hiking and biking, enhancing the area's appeal to outdoor enthusiasts.
City officials anticipate significant economic benefits from the new Costco. The store is expected to generate substantial sales tax revenue, potentially offsetting the need for property tax increases. Additionally, the new location will create between 150 to 300 well-compensated, benefit-eligible jobs for local residents.
To attract Costco to this location, St. George offered a $3.18 million incentive package, deferring certain fees over a 10-year period. If Costco meets performance-based standards, including operating both stores within city boundaries over the next decade, the deferred total will be forgiven. City leaders believe the benefits Costco brings far outweigh the costs incurred.
The opening of this new Costco is part of a broader trend of commercial growth in St. George. The Desert Color area has seen the addition of various businesses, including a Smith's Marketplace, In-N-Out Burger, Hilton Hotel, and Ace Hardware store. Intermountain Health has also announced plans to build a new primary care clinic in the area, further enhancing the community's amenities.
Residents like Russ and Candy Hurlbut, who live in nearby Sun River, are particularly excited about the new store's convenience. "It's much closer than the other Costco, which is more than 12 miles away," Russ Hurlbut said. "The new one is literally three minutes away from our house."
As the opening date approaches, the community eagerly anticipates the enhanced shopping experience and economic boost the new Costco will bring to St. George. |
